Civica Office Commons required a distinctive brand identity that would separate it from the competition, create perceived value to support profitable per-foot leasing rates, and generate pull-through inquiries and demand from the business community. Since Schnitzer was new to the Puget Sound region, the client also required the development of a distinctive and credible brand identity within the business and development communities.
Solution
The agency helped assemble a marketing "dream team" that worked in tandem with the architect, lead broker and developer to market one of the most unique projects in the region. Frause led the 10-member team throughout the entire process. Team members included senior professionals from design, advertising, public relations, special event, direct mail, retail marketing, computer graphics, and technology communications firms. The team worked for more than three months in the creation of a unique marketing plan for Civica Office Commons and for Schnitzer Northwest. Tactical implementation was delivered by each firm in its area of expertise, and the plan fulfilled all aspects of the mission, including: property naming, identity development, direct marketing, special event coordination, advertising, broker relations, editorial marketing, and collateral materials development.
Outcomes/Results
Civica Office Commons and Schnitzer Northwest became the talk of the brokerage community, prospective tenants and the media. The building was completely leased within 18 months.
