Increase the occupancy rate of a twenty year old Seattle office building in a market facing a huge office glut, and to do so against new buildings offering discounted rents and other incentives. While at Elgin Syferd, Bob Frause was hired by JMB Properties Company to implement a public relations plan on behalf of the Seafirst Building (now known as 1001 Fourth Avenue Plaza). The occupancy rate was 72 percent -- low even by Seattle’s standards.
Solution
Build a campaign aimed at positioning the building as "user-friendly" to downtown office workers. Working with real estate and business media, Bob and his team were successful in generating literally dozens of stories on everything from the building’s "intelligence," to lunchtime concerts in the building’s plaza, to a name change, to an interior and exterior "retrofit" of the property. Complementing these efforts were activities directed at both existing tenants (to maintain building occupancy) and commercial real estate brokers (to encourage referrals).
Outcomes/Results
In a market where 1.5 million square feet of new office space became available in 1988 alone, the building’s occupancy rate increased to more than 92 percent -- an increase of 20 percent, and well above the market average.
